Market Share Resources (MSR) is the leading provider of real estate tracking information for the Title Insurance, Mortgage Lending, Home Building and Real Estate Resale industries.
An information technology company, MSR is based in Phoenix, Arizona, and began operation in 1998. President and CEO Stephan Constantinou has been tracking residential resale transaction data since his earliest program development in 1993.
MSR’s primary product is the Market Trend Analyzer (MTA), an Internet based application that enables monthly subscribers to generate a variety of reports to assist their marketing efforts. Limited reports can be purchased on an individual basis through A La Carte. MSR’s products are available in many counties in Arizona, California, Colorado, Florida, Nevada, Oregon, and Washington.
Evolution of Market Share Resources
1993 - After graduating from University of Arizona with a computer and database background, Stephan Constantinou accepted a position in the marketing department of a title insurance company and soon recognized the daunting task faced by the company’s marketing team. In many cases, a title reprepresentative’s territory covered hundreds of real estate offices with thousands of real estate agents. New reps were overwhelmed with compiling a list of real estate customers to target. Seasoned reps had cobbled together their target lists from hit-and-miss information, but had no idea what percentage of total business they were receiving from their customers. “This is why I began developing reports using real information on actual sold transactions,” Stephan says. “The information would be unbiased and objective to insure an accurate measure of a real estate agent’s true sales productivity. The reports were an instant success with the title reps but even more so with the sales manager who was responsible for growing the business and directing the team in the right direction. The reports simply gave the users the ability to make sound business decisions…”
1995 - Stephan continued developing market research software programs for the title industry. In 1995, he unveiled the Real Estate Enumeration Program (REEP) and began marketing it in the Phoenix metropolitan area. REEP was a stand-alone application that essentially allowed users to run the real estate market research reports by themselves.
1998 - After holding positions as a marketing analyst with a title company, a manager/analyst for a bank and a programmer for a home builder, Stephan founded his own company, Market Share Resources (MSR), in 1998. With the success of REEP and the accompanying industry buzz, requests were coming in for reports from outside the Phoenix/Maricopa County area. In response, MSR began development of the Market Trend Analyzer (MTA) program. This web-based application could serve a vast number of business markets and allowed MSR to provide regional solutions to their existing customers as well as satisfy the demand from new customers in other counties.
2000 - The MTA program was completed in 2000 and rolled out in Southern California. By the end of 2002, MTA was available in nearly 30 counties in California.
2003 - MSR’s expansion continued. Six western states including Arizona, California, Colorado, Nevada, Oregon and Washington, had access to MSR’s real estate market research data by the end of 2005. 2006/2007 - In the next phase, MSR is entering some of the most explosive real estate markets outside the western region, starting with entry into Florida in the 4th quarter 2006 and followed by the great state of Texas in 2007.
